Clear Lake Storage Policies

The following policies apply to all renters, please review them carefully. We reserve the right to immediately terminate storage agreements with customers who act in a dishonorable, hostile or a manner consistent with drug/alcohol abuse. If you speak to the property manager in a rude or dismissive tone, you will be evicted immediately.

Moving Out

Please complete the following process when moving out:

  • Be aware that moving trucks and vehicles that drive down the center aisle of our property must be less than 12 ft tall. We have wires hanging between buildings 1 and 2. It is your responsibility to verify your car will clear our wire without damaging it. If you are concerned and don't have a way to measure, please use street parking.
  • Remove all items from your storage unit.
  • Clean the area, by sweeping the floor, cobwebs and inside door.
  • Place the lock and keys inside the unit in the right corner near the front of the unit.
  • Call the property manager to schedule an inspection. Most inspections can be done without you being present. It is best to be present for the inspection, if you believe you will be charged for damages.
  • It is your responsibility to clean your storage unit when you move out, your security deposit will not cover the cost of cleaning your unit. Our cleaning fees start at $50.00 and go up to $500.00 depending on the amount of items left inside your storage unit and if the items are difficult to remove due to size, weight or if the items have deemed to be hazardous.

Prohibited Items

The following items are prohibited from being stored on the property:

  • Firearms, ammunition, items used in the reloading of bullets or shells, explosives of any kind.
  • Human beings, animals or animal carcasses.
  • Anything deemed illegal under United States or Idaho State Law, including but not limited to: drugs, drug paraphelia, child pornography, items used to commit a crime (For example: lockpicks), stolen property.
  • Flammable liquids, such as oil, gas or diesel.
  • Human waste, pet waste, hazardous materials, such as medicine or medical waste (For Example: hypodermic needles).
  • While not prohibitted, if storing any items such as lawn mowers, motorcycles or lawn tractors on our property, please place an oil pan or a tarp underneath them to catch oil drips. If you do not use a tarp or a drip tray, be aware that the cost of having oil removed from concrete when you move out is $200.00.
  • If you damage other areas of the property not including your unit, you will be billed for damages. If you back into your door or a bollard, be honest about it. Most likely we have you on camera and we do report property crimes to the police department.

Payments

A few reminders about payments:

  • If you rent for less than 30 days from us, you may be subject to a partial month rental fee on top of the daily rate.
  • Payments should be mailed to our PO Box by your due date. The contract stipulates you have a 10 day grace period for late bills. The late fee is $25.00, but beginning October 1st, 2020, the late fee will be $15.00 or a percentage of your total monthly rent, please check your lease agreement for full details. If I send you an invoice with a late fee included on it and you pay your bill, but do not include the late fee, it will not be removed from your account. The contract stipulates the bounced check fees and late fees are credited to your account before payments.
  • We accept debit and credit cards. If you need to make a credit or debit card payment, please click on the payments button above or contact the property manager during her office hours to make a payment over the phone. We are discouraging the use of our credit card reader at this point, because we have no way to sanitize it between customers. Please be kind and make your payments through our online payment portal.
  • We do not send monthly reminders, it is your responsibility to know when your payment is due and make it on time. The property manager only sends invoices on accounts which are more than 15 days overdue. Invoices go out the first week of the month for payments missed in the previous month.
  • If you miss a payment, your unit will be locked, you will not be able to access your unit until your bill has been paid in full. The property manager will not make exceptions to this policy. Units will not be unlocked until the end of the business day on the day your payment is credited to your account.
  • Units which are 60 days behind on payments can be auctioned to the highest bidder at the discretion of the property manager. We do our best to notify people of impending auctions, but it is your responsibility to keep us informed of your current mailing address at all times.
  • Beginning July 1st, 2020, Idaho state law regarding storage units has changed. We will no longer send certified mail to your last known address if your rent is 60 days past due and we intend to auction your items to satisfy a lien. All notices will be sent via non-certified USPS mail. It's your responsibilty to make sure we have your current mailing address at all times or you can request to receive your notices via email.

Appointments

  • If you are going to be late for a scheduled appointment, please leave a message on our answering machine or send the property manager an email. The property manager will only wait 10 minutes after the scheduled meeting time before returning to her office or going to her next appointment.
  • If you miss an appointment to make a payment, the property manager will not make future appointments on your account to pick up cash payments and you will be notified that you must mail or use our online payment feature for all your future payments.
  • If you miss an appointment for a rental with less than 30 minutes prior notice, you will not be allowed to reschedule another appointment for your rental.
  • If you insist on a maintanence or rental appointment after our scheduled business hours. We charge a $50.00 after hours service fee. It must be paid at the time of the appointment. We reserve the right to refuse after hours appointments.

Security Deposit

To qualify for 100% of your security deposit, you must do the following 5 things:

  • Give 10 days written notice of intent to vacate your unit.
  • Vacate the unit on or before the expiration of the lease.
  • Have fully paid your bill, including any late fees, damage fees or cleaning fees.
  • Your unit must be clean, undamaged and in it's original condition. Normal wear and tear accepted.
  • You must return your issued lock and keys. They must be in working condition.
  • Refunds come in the mail by check. We do not refund to credit or debit cards. We do not provide cash. Refunds may take 30-45 days to process.
